1. Free Video Call Consultation

We kick things off with a video call so I can understand your lifestyle priorities, house needs and budget range. After this initial call you'll receive an invoice for the retainer payment so we can start working together.
2. Short listing:

Long list compilation with verification of key facts like offers received and time on the market

Agree short list for remote video or in-person viewings

Schedule viewings with local agents for short listed properties
3. Viewings + Offer:

In-person viewings of preferred properties to agree favourite home

Request property documents to make sure the property is legal & safe to buy

Technical architect inspection [optional extra]

Valuation due diligence, price negotiation and strategy to get verbal offer accepted
4. Completion
Reserve contract:

Request, review and negotiate the agent's reservation contract

You pay a deposit to take the property off the market
Arras contract:

You pay 10% of the purchase price [minus reserve payment]

Penalties are defined if either side pulls out
Notary office:

Remaining funds are paid by bank transfer/your mortgage partner
