After years of childhood holidays in Salou, they were confident a low-maintenance new-build was going to be the right fit. The plan felt simple: search Idealista, message developers, arrange viewings.
The reality turned out to be very different.

Trying to buy from the UK became frustrating fast.
Messages sent through property portals were left unanswered, making it hard to arrange viewings or get reliable information.
With both of them working full time, flying back and forth to Spain for speculative viewing trips wasn’t realistic or economical.
Although they were experienced homeowners in three different European countries, they weren’t familiar with how the buying process works in Spain, where the system is a lot less regulated.
They needed a clear way forward to be able to enjoy the lifestyle they've always dreamed of on the Costa Dorada!

Homesmith's Solution
Our Property Personal Shopping service got them unstuck.
We dug into their lifestyle needs during our 1:1 video consultation and it quickly became clear that while Salou had emotional relevance, it wasn’t going to be the best fit for their goal of using the home year-round. Keen skiers and beach lovers, we agreed to include less seasonal towns.
Before starting the search we introduced our broker partner Mortgages Direct, who confirmed the total budget we had to work with.
Contacting over a dozen agents and developers directly to gather all the decision data we were able to short list to four apartments for Remote Viewings. Recording personalised viewings with objective feedback highlighting how each apartment fitted our buyers needs in real-life and wieghing up the pros and cons, all while our house hunters continued working full time in the UK.
From the videos, we were able to get to two clear favourites, justifying one in-person trip. After their visit, Homesmith began verbal negotiations using insights from the latest community meeting notes as leverage.
Once the price was agreed with the seller, Homesmith handed the process over to our trusted property lawyer. They took care of the reservation contract, the Arras contract, and the legal checks, and also handled the couples NIE applications.
